2 Create a reasonable budget for your purchase and decide what amount you can afford as a down-payment and whether you can support the balance with a low-rate French mortgage. Properties on the Cote d’Azur can be expensive.

4 What facilities in the immediate area are you going to use? School for children, medical facilities, golf course, shops, cinemas, beach, tennis court, marinas, etc. etc. Decide how much time you wish to spend in the property and at what time of year.

Having a “Decision in Principle” is the next best thing to a cash buyer!  Being able to demonstrate to the seller and agent that you are in possession of a “Decision in principle” from a mortgage lender, will assist in putting you in a much stronger position prior to any negotiations taking place.  It may also in some cases, show the seller that you are a serious buyer and therefore consider your offer favourably.  This could be crucial if the property in question is in demand and the agent is in receipt of multiple offers.
